The Kokum Tree (Raigad District, Kokan), is an experiential home-stay surrounded by a flourishing orchard. This edible forest is laden with mangoes, cashews, jackfruits, guavas, chikoos, bananas and of course kokum!

Our Story

THE BACK STORY 

     The Kokum Tree -- an experiential homestay that is close to nature, simple and rooted. Aaji has been cultivating and harvesting the land here for close to 30 years now. Her hard-work and wisdom nourishes everything here. From the lush textures, to the bounty of fruit that grows! Sneha (an architect) and Anuja (a management consultant) from Mumbai, left their jobs and headed over to their Aaji's orchard in Lonere (Raigad District) to realize their dream.

 Technically best friends, but family for life, they both had their inward journeys, and longed for a life that was open and organic; where people could connect over similar values. A place of their childhood adventures, The Kokum Tree has now become a homestay which is thriving, alive and full of their love and labor

Their love for travel and peaceful living has brought Sneha and Anuja to Goa, where they have restored an old Portuguese villa. This quintessential Goa homestay called Caju Grove is their new chapter!

  • Velas (~70KMs) is a cute beach town known for its annual turtle festival. Olive Ridley turtles can be seen with their babies in the winters during the breeding season

  • Food includes one breakfast, lunch, tea/coffee and dinner.

  • 12% GST on stay and 5% GST on food is not included in the prices mentioned above

  • Check-in & check out time:

    • Check-in – 12PM

    • Check out – 10.30AM

If you reach earlier or want to wait post 10.30Am, you can always hang around in the common areas

  • Food:

    • Please note that we have vegetarian fixed menus. In case there is any dietary restriction, do let us know in advance so that we can plan menus accordingly.

    • Breakfast - Fruits, tea/coffee along with two kinds of dishes. Typically one standard dish like poha/khichdi/upma and one local preparation like sweet local pancakes or thalipith with homemade butter.

    • Lunch - Full Maharashtrian menu (Two kinds of veggies, chapatti/bhakri, chutney, salad, daal, rice and one Indian dessert)

    • Dinner - We usually do something different for dinner.

      • Appetizers like quiche, hummus pita, stuffed bread, pizza (we bake our own breads here too) and soup.

      • Simpler main course. For eg. Biryani/pulao with some Saar and sides like salad, curd, papad etc.

      • Continental dessert like Cakes, pies, ice creams etc which we bake here

    • Non vegetarian dishes can be added on request for extra charge. Please inform us a day prior in case you wish to add anything from the additional menu.

  • Booking Process and Cancellation:

    • All our prices include all meals (breakfast, lunch, tea/coffee and dinner) but GST will be applicable additionally 

    • Please note that we only accept a minimum of 2 nights booking for long weekends or holidays

    • We require a 50% advance payment at the time of booking, and the remaining amount should be paid at check-in

    • Booking cancellation, up to 15 days prior to check-in date will avail full refund. Post that - 50% of your total payable amount (that is the advance paid by you) will be deducted as cancellation fee

Important

  • Given that we are a homestay please note that providing room-service is not within our code of assistance. Please treat it as a home and not like a hotel

  • Please note that this is a farm stay and there are animals and insects in the area, hence guests are advised to carry mosquito repellent and wear closed shoes

  • Waste management is one of the biggest challenges we face at The Kokum Tree. Please take responsibility for any non-biodegradable items/trash you bring here

  • Please avoid bringing bottled water. Kindly note that we provide filtered drinking water

  • Requests on consumption of alcohol are humbly declined

  • Strictly no smoking inside rooms

  • We are accommodating of any allergies, food preferences, and/or any specialized requirements that our guests/ minors/ senior citizens might need. Do please inform us of anything that we can do for you at the time of booking

what to do at the kokum tree ?

Our orchard and vegetable farm is a treat to the eyes. Our staff loves to take people around and share our stories. Farm fresh food actually tastes better when you pluck it with your own hands!

 

We encourage you to start your days early with a yoga session or a short bicycle ride/hike/run in the scenic surroundings. Try your hand at pottery or just laze around with a book after a sumptuous breakfast. Afternoons can be spent playing indoor games, or picking up a book from our library. You can also go for a relaxing body massage for complete rejuvenation.

 

Enjoy the sunset at the deck and pick up our guitar or djembe to accompany the bird songs. The evenings at The Kokum Tree are pleasant and you can watch a movie in our open-air pavilion while we serve some appetizers.

 

Last but not least, feel the quiet and calm of the night before you call it a day!

up for a Drive?

The Kokum Tree is about 150 KMs from Mumbai and around 120 KMs from Pune. The road is very scenic, however it is in quite poor condition.

 

It takes about 3 hrs to drive here from Pune and around 3 & half hours to drive from Mumbai

We are situated at just 1 KM from Mumbai-Goa highway,

Too bored to Drive?

Bus :  

 

MSRTC – The traditional red bus has excellent frequency and multiple options like semi luxury and latest AC Shivshahi buses.

Shivshahi bus can be booked online here.

Once you get off at the ‘Lonere Fata’, you can easily catch an autorikshaw to reach ‘The Kokum Tree’.

Total Time : 4 to 5 hrs from Mumbai & 3 to 4 hrs from Pune.

Train - 

Book any Konkan Railway train that stops at Mangaon. You can take an auto from Mangaon directly to The Kokum Tree. 

Total Time: 5 hrs from Mumbai, no direct trains from Pune!
